Projects
Project Development Process

We feel that the construction of your new property should be an exciting event and we want you to enjoy every moment of it. With years of experience in the construction business, we know how to take the stress out of the building process. Our team will be your best partner helping you build your dream project for you, your family or your business.

  1. In the initial meeting, we will determine what your needs are for the specific property, including location, style and size.
  2. Our design professional will draw preliminary plans taking i0nto account your specific design and needs making sure that the property can be built on the lot that you have chosen.
  3. We then have a meeting with the design professional to go over the design and make sure that all your needs have been considered.
  4. Once designs are approved, an architectural set is completed in order to start drafting budgets and securing financial resources.
  5. After we receive final budget and plans approval we will begin the permitting process with the appropriate authorities which, on average, takes approximately 30 business days.
  6. Upon receipt of permitted plans, the construction process will begin.

Project Development

The primary focus of the Preliminary stages of a project is on due diligence, research and permitting. De Sosa construction will handle all aspects of this process which may include:

  • Market analysis and feasibility studies
  • Land acquisition or securing option rights to purchase land
  • Environmental assessments
  • Surveys
  • Site plans, development plans, and building plans
  • Permitting
  • Some infrastructure improvements
  • Arranging construction financing

Perhaps the most labor-intensive process at this stage is the local jurisdiction permitting. There are usually two distinct approvals required to begin construction: land use approval and building approval.

The land use application and permit process can delay a project. Some of the possible delays for the land use approval are:

  • Rezoning process
  • Appeals from neighbors or other interested parties
  • Disputes between the developer and the jurisdiction
  • An involved design process that requires multiple site plan iterations

The building permit application processed by De Sosa construction Corp. is relatively speedy compared to the land use process because is supposed to be based on objective criteria. The building permit is generally the last milestone in the pre-development stage.

The Construction:

The middle stage involves constructing the improvements. At this point the pre-development tasks have been completed, the project risks at this stage are greatly reduced but certainly not eliminated. Some of the common steps in this stage include:

  • Vertical construction
  • Project marketing
  • Drawing on construction financing
  • Pre-leasing
  • Arranging permanent financing (if not done during pre-development)
  • Arranging for property manager (if not done during pre-development)

The project typically is financed at this stage. Often, the debt is distributed to the developer in increments called “draws” upon the achievement of construction milestones.

The certificate of occupancy generally marks the end of the construction phase and allows for the commencement of property operations. Like the building permit, it is based upon objective criteria regarding construction quality and is an administrative process.

Final Stage: Operation

The final stage of the development process, operation, is the first stage of the building’s life. While the pre-development and construction risks may be removed by this point, obtaining tenants is still at risk. Some activities during the final stage include:

  • Ongoing marketing and leasing
  • Finding a buyer, if not done earlier
  • Determining a hold strategy, if not selling
  • Ramping up property management
  • Achieving stabilization

The project is typically financed at this stage with construction financing or another round of short-term “bridge” financing until the project reaches a threshold called “stabilization,” which is typically defined as a certain occupancy level (perhaps 90% or better) for a certain duration (perhaps three consecutive months). Upon stabilization, so-called “permanent” or long-term financing can be placed and used to take out construction financing. Depending upon the amount of pre-leasing that was accomplished during construction, this can be the least risky stage. For this reason, permanent loans and equity investments will provide the lowest returns.

Building Contracting

Building Contracting is a demanding and competitive business that emphasizes cost control, planning and scheduling, quality assurance/control and project safety; all while placing the client’s needs and concerns at the forefront.

Construction Management

Construction Management is a method of project delivery that generally results in more expeditious schedules, lower costs of design and construction, and less contractor-initiated change requests. De Sosa Construction Corp. has provided construction management services, including pre-construction services, over the years and prides itself on its commitment to thoroughly understanding the needs and goals of the client.

De Sosa Construction must ensure a project is completed safely, making sure the project runs on time and within the allocated budget allowance.

We will help the client with preliminary planning, the selection of the architect, design group and contractors.

The typical functions of a well-balanced construction management program include:

  1. Project Management Planning: This involves planning the entire project and documenting all the jobs that must be completed. It helps allow for budgeting and access to materials that are required.
  2. Cost Management: The expenses of each project must be efficiently managed throughout the process to ensure for adjustments for unexpected issues or difficulties.
  3. Quality Management: A construction manager must make sure that the contractors employed for the project are completing it to a high-quality standard. Monitoring the process, costs and quality is all highly critical.
  4. Contract Administration: Extensive contracts with the client are all part of the project construction process. The contract provisions must be being met to ensure that all parties involved are satisfied.
  5. Safety Management: As a construction site can be a dangerous place with many safety hazards, the building manager must ensure that correct processes are in place to make sure there are no accidents. The construction manager needs to ensure that the work meets all the legal requirements and Building Regulations.

Finalize Your New Home Agreement, Choose selections and features and set an allowance for some items. Review and approve your new home budget. Complete your purchase agreement.

Must do List before you buy land:

  • Boundary survey that contains property lines, setbacks, the location of utilities (water, sewer, electrical, septic restrictions) and environmental restrictions (wetlands, conservation land, etc.)
  • Soils Report (if applicable) so a structural engineer can determine necessary foundation requirements
  • Zoning Restrictions
  • Find out if your local jurisdiction requires any special planning reviews such as Design
